And these are not the only questions. Generally, loss resulting from flood is not covered by Homeowners insurance, so a separate Flood policy may be in order.

A periodic Homeowners policy checkup is a good idea, since circumstances and personal property may change. For example, if you start a homebased business or have just finished renivating your home, your insurance probably needs adjusting.

Here are a few tips that will reduce the chances of loss of life and property should you suffer a flood emergency:

Before the Storm...

Make a list of your valuable possessions.

If you live in a flood prone area, consider adding storm shutters to reduce loss of property.

Develop a list of emergency items you might need if you must evacuate. Include such items as: non-perishable canned foods, flashlights, portable radio (don't forget the extra batteries), dry clothing and any medication that may be needed. Most of these items can be placed in a backpack and kept in a closet for quick and easy access in an emergency.

Some actions you take to prevent food damage may be covered under your policy. Keep records of money you spend to buy sandbags, plastic sheeting, lumber, pumps, fill for temporary levees and wood. Also,money spent to move insured contents to a safe location. (Check your policy for details.)

Once the Flood Hits...

Personal safety is critical. Flood waters rise very quickly, so every minute counts. You should be prepared to evacuate before the water level reaches your property.

Stay away from powerlines and electrical wires. Electrical current can run through water. Report downed wires to the appropriate authorities.
If You Have Time...

Turn off all utilities.
Move valuable items to upper floors.
Collect water in bathtubs, sinks and jugs.
Bring in movable outdoor possessions.

Using Your Car During a Flood...

Only use your car if it is safe. Keep your gas tank at least half full. Gasoline pumps may be out of service in the event of a power failure. If the car stalls, you should leave it. Flood waters can rise quickly and sweep your car away. Don't drive through a flooded area. If You're Walking...

Be careful. Don't walk through flowing water. Flash flooding can sweep you right off your feet. Floors covered with mud can be very slippery. Once You're Home Again...

Check for gas leaks. Don't use candles, lanterns or open flames unless you're absolutely sure the gas has been turned off and the area aired out. Even fumes can ignite. Be careful using any equipment that can produce carbon monoxide exhaust fumes. This odorless gas is deadly. Clean everything that got wet. Don't eat spoiled food... if you're not sure, throw it away. Only drink water that you know is safe.
